California prices are high, which makes the numbers the deciding factor. A DSCR loan lets you qualify on the property’s rent, so you can test whether a deal works without piling up tax returns and pay stubs.

What a DSCR loan is

DSCR = monthly rent ÷ monthly PITIA.

Illustrative California example (not a quote):

Monthly rent$4,200
Principal and interest$2,900
Property taxes$520
Insurance$160
HOA$0
Total PITIA$3,580
DSCR1.17

California markets

San Francisco Bay Area. Very high prices mean cash flow is thin on a typical purchase. Investors often need a larger down payment, a multifamily building, or a value-add plan to reach a workable DSCR. Our principals also own and manage buildings in San Francisco, so we know the math firsthand.

Sacramento. More affordable than the Bay Area, with demand from state government employment and commuters.

Los Angeles. The largest rental market in the state, with everything from single-family homes to duplexes, fourplexes, and larger apartment buildings. Prices are high, so cash flow usually depends on a bigger down payment or a multifamily building. ⚠ The City of LA has rent stabilization rules for many older buildings, which can cap how fast rent rises, so check whether a property is covered before you run the numbers.

Orange County. Strong demand and very high prices, so DSCR below 1.0 is common on a typical purchase. Investors often look at small multifamily, properties with an ADU, or lower-priced pockets such as Santa Ana, Anaheim, and the northern part of the county. ⚠ Short-term rental rules vary city by city.

Inland Empire (Riverside and San Bernardino). Lower purchase prices and strong rental demand from the region’s population growth and logistics employment.

San Diego. Strong rents and tight supply, along with high prices. Small multifamily and ADU strategies are common.

California considerations

  • Property tax: Proposition 13 resets taxes based on your purchase price, so use the real figure in your PITIA, not the seller’s current bill.
  • Rent rules: ⚠ California has a statewide limit on annual rent increases for many properties, plus stricter local rules in some cities. Confirm current law.
  • ADUs: State rules make ADUs easier to build, which can lift rental income. ⚠ Check local requirements.
  • Insurance: Costs and availability vary, especially in wildfire areas, and they count in PITIA.
