Washington investors use DSCR loans to buy or refinance rental property based on what the property earns, not on personal tax returns. If the rent covers the payment, the deal can work, whether you own one duplex in Tacoma or a portfolio held in an LLC.
We’re based in Kirkland, and we work Washington deals every week.
What a DSCR loan is
A DSCR loan (debt service coverage ratio) measures whether a rental covers its own costs. DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance, and HOA dues).
Illustrative Washington example (not a quote):
| Monthly rent | $3,600 |
| Principal and interest | $2,300 |
| Property taxes | $450 |
| Insurance | $130 |
| HOA | $0 |
| Total PITIA | $2,880 |
| DSCR | 1.25 |
Washington markets
Seattle. Prices are high, so cash flow is the challenge. Investors often get a workable DSCR with larger down payments, small multifamily, or properties with an accessory dwelling unit. ⚠ Check current Seattle ADU and DADU rules before advertising them.
Eastside (Kirkland, Bellevue, Redmond). Strong long-term rental demand tied to the region’s employers. Rents are high but so are purchase prices, so run the numbers per deal.
Tacoma and Pierce County. More affordable than Seattle, with demand from the port, the military presence nearby, and commuters. Duplexes and small multifamily often show a stronger DSCR here.
Spokane. Lower prices and steady demand from universities, hospitals, and regional employers. Often a strong DSCR market for single-family rentals.
Washington considerations
- Rent rules: ⚠ Washington has statewide limits on rent increases and tenant-protection rules that vary by city. Confirm current law and how it affects your rent projections.
- Short-term rentals: Rules vary by city and county. Check local rules before you buy a property for nightly rental.
- No state income tax helps cash flow, but property tax and insurance still count in PITIA.

Washington DSCR FAQ
Can I buy in an LLC?
Many investors hold rentals in an LLC, and DSCR programs are often designed for entity borrowers.
Can I use a DSCR loan on a short-term rental?
Often yes, but the rent figure may be set differently than for a long-term lease. Ask us how it would be underwritten for your property.
What if my DSCR is below 1.0?
Some programs allow it with a larger down payment or other strengths. We’ll tell you what’s realistic for your deal.
