Texas has big, growing rental markets and a lot of investor activity. A DSCR loan lets you qualify on the property’s rent, which suits self-employed investors and anyone with a growing portfolio.

What a DSCR loan is

DSCR = monthly rent ÷ monthly PITIA. In Texas, property taxes and insurance often make up a large share of PITIA, so they matter more than in many states.

Illustrative Texas example (not a quote):

Monthly rent$2,400
Principal and interest$1,350
Property taxes$600
Insurance$250
HOA$0
Total PITIA$2,200
DSCR1.09

Texas markets

Houston. A large, diverse rental market with many price points, driven by the region’s employment base.

Dallas–Fort Worth. One of the biggest investor markets in the country, with strong demand across the metro and its suburbs.

San Antonio. More affordable entry prices and steady demand from military, healthcare, and tourism.

Austin. High demand with higher prices, so cash flow takes care. Check each deal’s numbers.

Texas considerations

  • Property taxes: Texas has no state income tax but relatively high property taxes. Use the actual tax estimate for the property, since it can swing your DSCR.
  • Insurance: Costs can be high in storm- and hail-prone areas and count in PITIA.
  • Landlord rules: Texas is generally considered landlord-friendly, but ⚠ confirm current rules.
  • Licensing: Texas has its own lending rules, and we’re licensed to lend there. ⚠ Compliance to confirm required disclosures.
